About FM BENCHMARKING

FM BENCHMARKING is a subscription-based service that provides facilities management and real estate professionals with a unique way of benchmarking their building data and applying that information to improve operational efficiencies, reduce their carbon footprint, and identify best practices.
FM BENCHMARKING focuses on the following core areas:
- Utilities
- Maintenance
- Custodial
- Security
- Space utilization
- Sustainability
The first four core areas are designed to measure what is most important to maximize your operational efficienciesFM BENCHMARKING estimates that these cover 90%-95% of your operating costs. The sustainability measures cover all of LEED-EB, and become a quick way to see how close your building is to achieving various levels of LEED certification.
Each area offers tested best practice suggestions that are tailored to your situationyour type of building, climate, and any other characteristics you deem important.
How FM BENCHMARKING works
- Data. You input your critical building data, which has been identified by FM BENCHMARKING.
FM BENCHMARKING already has over 800 million square feet of buildings in the database used for the Costs Survey; included are data from 468 of the Fortune 500 companies. The Sustainability Survey database is a new module.
- Charts and Graphs. FM BENCHMARKING provides you with a series of charts (see examples) that show you how key metrics of your building compare to those of others in the filter set that you select
- FM BENCHMARKING has defined over 30 filtersyou choose the combination you want, changing them online as you wish. For example, you may wish to compare your building to those of other educational facilities in the Midwestern United States that are over 100,000 sq. ft. in size.
- Should you choose filters that allow buildings from different countries and that use different units (e.g., feet versus meters), FM BENCHMARKING automatically converts others' units into yours.
- FM BENCHMARKING has defined a wide range of reports on the most important metrics that relate to operational efficiencies, in the units that you've pre-defined. These may include reports such as occupants per sq. ft., therms per sq. ft., therms per occupant, utility cost per occupant, maintenance cost per sq. ft., and many, many more covering each of the core areas.
- You then will have a very good idea as to whether other peers that you see as comparable are operating their buildings more efficiently. The Best Practices section (see 3. below) will begin to give you ideas of what the others are doing to 'score' better than you.
- Best Practices. FM BENCHMARKING divides its database into quartiles, and then identifies the best practices followed by others in your quartile2, presenting them on a table where you can compare them to yours. FM BENCHMARKING even presents the best practices followed by those in the next better-performing quartile, so you can see what you may strive for in the future. This is done for each of the core areas. Besides having this information identify what you may do to improve your operations, it could become an integral part of a justification to your management.
The real value of looking at data is not just to see how yours compare to that of others, but to understand the best practices that other organizations have implemented to achieve lower costs.FM BENCHMARKING's large number of best practices were identified through our statistical analysis, which determined the building attributes and policies that can impact your building's performance the most in each of our core areas. These may include items ranging from adding motion sensors in general office space to providing mandatory training of new employees on energy-savings strategies. See an example.
- Trend Analysis. After your data has been in the system for over one year, each chart and report will be presentable as a Trend report, where you can measure your improvement over time. See a chart on the examples page.
